How quickly can you start a job?
For most extensions and renovations we're booking three to six months out. Groundworks and small jobs we can sometimes slot in sooner. New builds typically run on a longer planning lead-in. Once we've quoted, we'll give you an honest start date — and we don't take a deposit until we have one.
What deposit do you take?
A 10% deposit on contract signing for new builds and full renovations, capped at €15,000. For extensions and smaller jobs, no deposit — we invoice in stages tied to milestones (groundworks complete, frame up, first-fix complete, second-fix complete, handover). You only ever pay for work that's already on the ground.
Do you handle planning permission?
For exempted-development extensions (under 40m² rear, single-storey) — no planning needed. For anything larger, we work hand-in-hand with our architectural partner to lodge the application. Most decisions land in eight to twelve weeks. We'll tell you upfront whether your project needs permission and what to expect.
What's the typical timeline for an extension?
A single-storey rear extension typically runs 8 to 12 weeks on site. A two-storey extension is closer to 14 to 18 weeks. A full renovation, depending on scale, between 4 and 9 months. A new build, 11 to 15 months. We'll send a written programme with your quote — and we hit it.
Are you fully insured?
€6.5M public liability and €13M employer's liability, both underwritten by Aviva. Cover certs sent before week one — never on request. We're also CIRI registered (member 11428), Safe-T-Cert audited, and HomeBond members for new builds.
Will the same crew be there start to finish?
Yes — and that's the rule we don't break. The lead carpenter, the brickie, and the foreman who break ground will be the same lads who hand you the keys. We don't subcontract the build out and we don't move crews mid-job.
What's covered after handover?
Twelve months aftercare on every project as standard — anything that's defective or settles wrong, we come back and put it right at no charge. New builds get a HomeBond ten-year structural warranty on top. SEAI retrofits carry a five-year guarantee on the works.
Can we see one of your finished sites?
Yes — for any project within an hour of Kilkenny, we'll happily put you in touch with two or three past clients who've offered to walk new prospects through their homes. References on a page are easy to write. Standing in the kitchen and asking real questions is what builds trust.
